History

How it got here.

Delivered in 1971 at the end of Botafogo's mid-20th-century residential build-out. The neighborhood's transition to a primarily commercial and corporate district through the 1970s and 1980s shut off the pipeline for new residential towers on the bay — Edifício Praia de Botafogo was effectively the closing chapter of that residential era.

Through the next five decades the building has stayed in its original residential use, with progressive systems and common-area modernizations. The bay-view orientation has been the constant: most units face the water directly with Sugarloaf as the visual anchor.

The Enseada launch in 2024-2025 — the first new residential project on Praia de Botafogo since this building — has reset awareness around the existing stock; transactions in this building have picked up meaningfully as a result.
